PURPOSE
To establish a structured approach for determining minimum stay requirements, this policy considers individual property characteristics, aims to maximize revenue through optimal client exposure, and seeks to efficiently fill booking gaps.
SCOPE
Minimum stay requirements are determined based on property type and location as follows:

1-night stays are permitted at:
- The Address Dubai Marina
- Palm Jumeirah Villas and Fujairah Villas

2-night stays are permitted at properties including:
- The Address JBR, Palm Tower, Royal Amwaj North South Palm Jumeirah, One JBR, Bluewaters Residence, and several Dubai Marina properties such as 5242 Tower, Beach Isle, Beach Vista, Marina Vista, Sunrise Bay, Sky Gardens, Emirates Hills, and all other villas.

3-night stays are required for:
- All other apartments in Dubai Marina, JBR, Palm Jumeirah, DIFC, Al Barsha Heights, Al Jadaf, Business Bay, Downtown Dubai, Dubai Creek Harbour, JLT, Jumeirah, Madinat Jumeirah, Maritime City, MBR (including Dubai Hills), and apartments and townhouses in areas with private pools.

7-night stays are required for:
- Properties in Al Barsha South, Al Furjan, Al Merkadh, Al Qouz, Bur Dubai, Damac Hills, Discovery Gardens, Dubai Silicon Oasis, Dubailand, IMPZ (Production City), Jebel Ali, JVC, JVT, Sports City.

14-night stays are required for:
- All properties in Dubai South, Madinat Al Mataar.
- Properties with minimum length of stay 7 nights in case of gaps shall be reduced up to 3 nights, 14 nights in same cases up to 7 nights.
POLICY

Minimum Booking Nights Requirement:
- Determined by property specifications, aimed at optimizing operational efficiency and revenue. The requirement is subject to periodic review and adjustment based on market and development changes.

Communication:
- The policy will be communicated transparently through our booking platforms, website, and other channels. Direct bookers will be informed by sales/reservation agents during the booking process.

Exceptions:
- To enhance occupancy and revenue, exceptions will be made for properties with booking gaps, allowing reduced minimum stays. These exceptions are made at a policy level, subject to revenue manager approval, and are designed to adapt to market initiatives and special occasions.
- Exceptions may be granted for special promotions, last-minute bookings, or other circumstances deemed appropriate.

Implementation:
- Enforced consistently across all departments to ensure fairness and integrity.
Key Performance Indicators (KPIs)
- Revenue per Available Unit (RevPar): Measures the impact of the policy on revenue through effective gap management.
- Average Booking Length: Assesses changes in operational workload by comparing current booking lengths with previous periods.
- Revenue Impact: Evaluates how the policy affects revenue generation by comparing pre- and post-implementation figures.
- Occupancy Rate: Monitors changes in property occupancy rates.
- Exception Rate: Tracks the frequency of exceptions to the policy, indicating potential needs for adjustment.
- Guest Satisfaction: Assesses guest reactions to the policy through surveys or reviews.
- Repeat Business: Measures changes in the percentage of returning guests, indicating the policy's impact on customer loyalty.
Policy Review:
This policy will be reviewed periodically and adjusted as needed. Changes will be communicated in advance to all stakeholders.
