Commission Policies

- Month refers to a calendar month.
- The Total Number of Properties in the KPI's sheet is calculated for each calendar month.
- Contract closure includes all onboarding formalities, which are handled by the Business Development Manager. This includes assisting the Landlord with furnishing the property or purchasing any missing items for the furniture.
- The contract closure date is when the Company physically receives the Ready Property in a vacant and rentable condition. This includes the signed contract, all required documents and payments from the Landlord, as well as keys/access cards or permits if necessary.
- Ready Property refers to a fully furnished and equipped property that is ready to be rented immediately upon receipt.
- The Business Development Manager is responsible for managing their portfolio and acting as the main point of contact for Landlords. They are also responsible for supporting the Landlords and protecting their interests within the Company.
- The Business Development Manager must inform the Company in advance, in a truthful manner, about various matters including the Landlord's intention to sell the property, rent it for a specific period, stay in the property themselves, sell the property after a certain timeframe, the presence of specific or expensive items in the property, any outstanding dues to community/service charges that may affect guest access to facilities, and the Landlord's intention to rent the property for a long-term period.
- The Business Development Manager must complete the Onboarding Form in its entirety when bringing new properties onboard and provide all necessary information to the team.
- The Business Development Manager should arrange for a professional photoshoot of the property and be present during the photoshoot to ensure high-quality photos.
- The Business Development Manager is responsible for contacting the Landlord as needed to pass on information from the Company/team or to relay information received from the Landlord to the team/Company.
- The Company has the right to modify, delay, decrease, or increase the calculated commission on reasonable grounds. The Company will provide a clear written explanation to the Business Development Manager when necessary.
- The Commission Calculator is for informational and guiding purposes only. The final commission is always subject to review and approval by Management.
- The Business Development Manager must report to work from 9am to 6pm as agreed upon and keep a logbook of all meeting dates and times with Landlords.
- The Business Development Manager must record ALL leads in the provided SalesCRM, including accurate and complete contact details of the Landlord/lead maker. The Business Development Manager must also record the source of each lead.
- The Commission Calculator is intended for use with leads that are proactively brought in by the Business Development Manager. For leads provided by the Company, the final commission may be shared with the Company to cover advertising costs and expenses.
- The Length of Management refers to the term of the agreement signed with the Landlord or the intended term for the Company to manage the Landlord's property, whichever is shorter.
- Policies will be updated periodically based on new suggestions, criteria, or experiences.
- The Company reserves the right to divide any commission into three equal payments to be paid over a three-month period.
- The Business Development Manager should clarify with management regarding the commission for any properties that do not fall within the standard Calculator range.
- If a property is terminated before the three-month period and it is determined to be the complete or partial fault of the Business Development Manager (for example, failure to inform the Company that the property is for sale), the Company reserves the right to partially or fully withdraw the paid commission from the Business Development Manager in the next month's payment.
